Dues and Services

Dues for 2025 are set at $130 per month. 


Services  are  provided  as  follows:

 1.  Lawn care:   Weekly mowing during the growing season.  One edging service during the summer will be provided along driveways, roadways and curbs.

2.  Fertilizing and spraying for weeds:  this will be done four times during the summer.  If your lawn needs more, it is available for a fee.  If  needed,  just  contact a board member to assist with making arrangements with our vendor.

3.   Trimming of shrubs and bushes:   generally this is done on the 3rd Wednesday in June, July, August and October.    Weather  can  influence  the  timing.   Sign up by emailing Kristi  of  GC Real Estate Partners  at  kristim@gcremn.com.  PLEASE always include your address.    Include  any  special  instructions,  and  she  will  pass  that  along.    Workmen  may  try to talk to homeowners  as  well.  Please don't assume they will do things the way you might like, so being engaged is helpful.   Shrubs up to 10 feet tall only, and those that are above 10 feet tall may be done for a fee  because  shrubs taller than 10 feet require workmen to use additional equipment.   

4.  Spring clean up:  lawn thatching is done in the early spring to remove dead material from the lawns.

5.   Fall clean up:  workmen remove leaves from lawns and from rocky areas around the homes.  This excludes removing branches, pine needles, as well as garden waste from garden areas.    The  second  clean  up  is  usually  done  after  a hard  frost,  when  most  of  the  leaves  are off the trees.  

6.  Disposal of yard waste:  homeowners may bundle and leave yard and garden waste at the end of their driveway on lawn mowing day.

7.   Our vendor will seed areas damaged by  our  vendor’s  plows  in the winter (this does not include damage done by city plows, which unfortunately falls within the homeowners' responsibility).

8.  Snow removal:      1" snow trigger  and  2”  snow  trigger—we provide snow removal of driveways and sidewalks at the 2" snow level, plus we will have driveways (but not our sidewalks) plowed when we have a 1" snowfall.  We will ask for this service on a trial basis for the 2022-2023 winter season.     The timing of our  snow removal depends on when snow fall ceases   (according  to  the  St.  Cloud  Airport)  and with consideration of when the  city plows our streets.  Since city plows always leave snow at the end of our driveways, it is prudent for our vendor to begin  work here after the city plows our street.   The board now has the authority to request special plowing of driveways or mailbox areas or shoveling of sidewalks on request.   Connect with a board member if you need one or more of these actions.

9.  Irrigation start up and fall blow out:  this includes cleaning of clogged heads, valves and replacement  if necessary.

10.   Sprinkler heads, filters and valves:  The vendor will repair and replace as needed.    He  is  contracted  to  be  here  monthly  and  we  will  email  you  a  few  days  ahead  of  when  we  know  he  will  be  here.    Please sign up  for  repairs  when  you  receive  an  email  announcing  when  the  vendor  will  be  here.     Also  be on the lookout for dry areas caused  by  clogged  sprinkler  heads.    In  addition,  our  valves  fail over time.  Replacing them is made more difficult when valve covers cannot be located.  Please do not cover the green valve covers, and remove debris or overgrown grass if you see that happening.  


11.    If a homeowner needs or  wishes to alter the location of the lines or heads, due to changes in the landscaping, gardens, rock areas, walkways, or   the  addition  of  or removal of trees or shrubs or their root systems, or other changes to the landscaping, the cost thereof will be borne by the homeowners.  


12.     Time  clocks/controllers:     the  association  will maintain and/or replace  if  needed.

13.   Fence repair.    Please report damaged  areas  immediately to a board member.    Beginning October 1, 2021 and for the next 10 years, the Association will continue to pay for repairs only (not a new fence) up to the budgeted amount for that year.  Any unused amount each year would carry over until the unused amount reaches no more than $5,000.00.  After 10 years (October 1, 2031) the Association will no longer support fence repairs.  

14.      Well, pump, motor, etc.    Maintain  or  replace  as  needed.


 15.   The  area  at  the  southeast  corner  of  Jenisa  Drive  includes  about  170  square  yards  which  is  not  an  association  Common  Area,  but  is  in  fact  owned  by  the  City  of  St.  Cloud.    We  refer  to it  as  a  Shared  Area.    Because  the  City chose  to  curve  the  roadway  (for  plowing  convenience)  rather  than  square  it  off,  the  four  affected  homeowners  feel  the  association  should  assist  maintaining  (not  replacing)  that  area.    The  association  has  elected  to  seal  coat  this  area  every  three  years  if  the  affected  homeowners  do  likewise.    The  remaining apron  areas  of  the  nearby  homeowners  is  their  responsibility  and  is  similar  to  the  apron  areas  of  other  association  homeowners.
